Selling a home is usually one of the larger transactions you will handle, and most of the stress comes from not knowing what happens next. Our role is to keep the legal side moving and to tell you plainly where matters stand.

We act on sales of freehold and leasehold property. Whether you are moving on, downsizing, selling an inherited property or dealing with a sale alongside a separation, we will explain the steps involved and what will be needed from you.

What we deal with on a sale

Once you have accepted an offer, we prepare the contract pack and take the sale through to completion. The work usually involves:

  • Obtaining the title from HM Land Registry and preparing the draft contract
  • Preparing the property information and fittings and contents forms with you
  • Replying to enquiries raised by the buyer's solicitors
  • Agreeing the completion date and exchanging contracts
  • Obtaining a redemption figure and repaying any existing mortgage on completion
  • Accounting to you for the sale proceeds

Leasehold sales

If you are selling a leasehold property, there are extra steps. The buyer's solicitors will want information from the landlord or managing agent about service charges, ground rent and any planned works, and that pack usually has to be requested early because it can take time to arrive.

We will tell you at the outset if your sale is leasehold, what information is likely to be needed and where any additional charges may arise, so there are no surprises later.

Sales that need a little more care

Some sales carry a feature that benefits from being identified early rather than at the point of exchange. We will raise these with you at the start and explain how each is usually resolved.

  • Selling a property you inherited, where a grant of probate is needed first
  • Sales where the title is unregistered or the paperwork is incomplete
  • Properties affected by a restrictive covenant, easement or boundary question
  • Sales alongside a separation or divorce, or a transfer of equity
  • Sales where a tenant is in occupation

The right figure for your sale depends on the property, the title and whether it is freehold or leasehold, so we will confirm a quote once we know the details.

Frequently asked questions

It depends on the title, whether the property is leasehold and how long any chain is. A straightforward freehold sale often completes within a few months of an offer being accepted, but a leasehold sale or a longer chain can take longer. We will give you a realistic view once we have seen the title.
